Party Wall
Party wall issues resolved professionally before they escalate into disputes.
What this service covers
The Party Wall etc. Act 1996 governs work that affects a shared wall, an adjoining owner's property or an excavation close to a neighbour's foundations. Notices have to be served correctly, timeframes have to be respected, and if adjoining owners dissent the surveyor process has to be followed properly. We act for building owners and adjoining owners across West Sussex.
As a building-owner's surveyor we prepare and serve notices, negotiate consent where possible, and prepare party wall awards where the neighbour dissents. As an adjoining-owner's surveyor we protect the neighbour's position — schedules of condition, monitoring during the works, and remedial provisions in the award if damage occurs.
We are members of the Faculty of Party Wall Surveyors and work to the RICS professional standard for party wall matters. Most of our party wall instructions concern extensions, basements and loft conversions in the terraced streets of Worthing, Brighton-and-Hove edge boroughs, and the inland conservation villages, though we advise on commercial party wall work too.
Typical deliverables
- Party wall notices (Sections 1, 3 or 6)
- Schedules of condition
- Party wall awards
- Third surveyor referral if required
- Post-completion inspection and settlement
