Contract Administration
The certifier the contract asks for, doing the work properly.
What this service covers
Once a building contract is signed, the named contract administrator has statutory duties that cannot be waved through. We act as CA under all common forms — JCT Standard Building Contract, JCT Intermediate, JCT Minor Works, and NEC4 Engineering and Construction Contract — issuing instructions, certifying payments, agreeing variations, assessing extensions of time, and issuing practical completion certificates.
Our CA work is documented meticulously. Every instruction is written, every certificate is supported by the underlying valuation, every extension of time carries a reasoned assessment against the contract. When a dispute arises — and on complex projects one occasionally does — the contract-administrator's file has to stand up. Ours do.
We administer contracts across West Sussex for residential clients, developers and commercial owners. The practice's roots in quantity surveying mean valuations and variation assessments are grounded in real measurement rather than assumed round figures.
Typical deliverables
- Contract administration under JCT or NEC forms
- Certification of interim and final payments
- Written architect's / CA instructions
- Extension of time assessments
- Variation costing and certification
- Practical completion and making good certificates
